Signature Student Housing: How Art Consulting Shapes New Design Trends in Campus Living at The Osceola, Tallahassee
How We Turned a Good Concept into a Signature Look (Without Delays)
When you walk into The Osceola in Tallahassee, nothing you see is random. What you’re feeling is hours of design, micro-adjustments, and a team obsessed with getting it right.
My job wasn’t to “buy art.” It was to build a visual language that lifts the interior concept and makes the property the easy yes for parents and students.
Our partners at HPA Design Group brought in rich textures, velvets, leathers, warm woods.
My role was to create the perfect counterpoint so the furniture feels intentional, not busy.
With Charles St. Development Co., we aligned on a simple promise: premium look, low maintenance, and a story residents can connect with.
“Vintage Florida,” Reimagined for the Lobby (Warm Neutrals, No Clichés)
For reception, I wanted nostalgia without the tourist postcard vibe. We curated mid-century travel posters, then digitally de-saturated the brights into warm neutrals, blacks, and creams.
The result is a refined “Greetings from Florida” moment familiar, but elevated, so first impressions read premium in photos and in person.
From Blush to Rust in a Day: Color Changes That Saved the Schedule
In the lounge, two abstract pieces were originally tuned with a soft blush. During reviews, we saw the final furniture palette:
Mustard/gold velvet chairs and terracotta cushions. Blush would fight that story.
Instead of starting over and losing time, my graphic team retuned the pigments in a day from blush to rust and terracotta.
The art now looks born for that corner, in dialogue with the F-100 vintage chairs and the rug. That’s the difference between decoration and bespoke problem-solving.
A Magnetic Scrabble Wall That Builds Community in the Clubroom
Art can be a social engine. In the clubroom we designed and installed a magnetic Scrabble mural bold black ground, clean modern type, and custom tiles.
It’s a conversation starter, a photo moment, and a soft way to build community. Residents leave messages; the space earns its keep.
Calm, Modern Study Rooms: Botanical Prints with Slim Black Frames
Study areas should lower the noise, visual and acoustic.
We curated botanical pairs, monstera and fan palm, framed in slim black profiles to give a crisp, architectural edge.
Deep greens pop on neutral walls without distraction, so focus comes easier.
What Owners and Operators Get From This Approach
- Faster leasing & better tours: spaces that photograph premium and feel intentional.
- Parent approval without extra upkeep: durable specs, clean installs, easy to maintain.
- Schedule protection: design decisions that avoid rework, so you don’t slip dates.
- One accountable partner: my team handles consulting, design adjustments, fabrication, and install—end to end.
Why Are We the Perfect Strategic Fit for Your Student Housing Project?
We’re Women-Owned and we think like operators: the right look and the right lifespan.
If a color doesn’t serve the room, we change it. If a wall needs more than a frame, we design a custom installation.
Our standard is simple: make the property the first choice for families with options, and keep Facilities happy after opening.
